What counts
One charge covers a listing or a buyer in your workspace, through closing or termination, however many offers it takes.
No additional charge for
Going under contract is never a second charge. A client who sells one home and buys another is two charges, and so is representing both sides of one sale. The same property sold again later is a new file, not a continuation.

Drafting is free. The listing agreement or a buyer’s first offer starts the file, and that’s when the free file or the charge applies. A contract written elsewhere is charged when you start coordination on it.
Just before a file’s first offer or listing agreement goes out, you see exactly one of:
A charge always waits for your approval. Your assistant tells you which case applies and never approves a payment itself.
A deal that falls through isn’t refunded, but the listing or buyer stays covered, so the next offer costs nothing. You pay for coordination, whether or not the transaction closes.
Sent the wrong document? Cancel it before anyone signs for a full refund, or your free file back. Once someone signs, a deal falling through doesn’t reverse the charge or restore the free file. Each client can have one file per property and side (buying or listing) in your workspace.

Yes. Supported signature requests related to your transaction are included in the file price. You do not need a separate signing subscription for that work.
No. Collaborators within your workspace are included. We do not charge per seat.
